It was a pleasure working with Bob and Terry. They made our stressful transition from NJ to Maryland much more manageable. Bob and Terry personally took care of details that we just could not having run out of time and already relocated to Maryland, going above and beyond our expectations. 　They both acted professionally at all times and really thought carefully about the process and pricing for selling our home. 　They did their homework and instilled confidence in us that they had our interests and fairness in mind at all times. I've been meaning to write this email for a while now, but as typically happens, got caught up in day-to-day things and I realized that it's been over 2 months since we completed the sale of my parent's home with Bob Falzarano as our realtor.

Bob is a true professional and fantastic asset to your company.　 For this sale, he didn't have to just deal with 1 buyer and 1 seller.　 On our side, there were 4 siblings he had to deal with -- me and my brothers and sister.　 Very much like herding cats.　 And if that weren't enough, we also had tenants in the house while the house was on the market. (I believe he worked with them to find them a new home when their lease was up.) 　I feel that Bob did a masterful job juggling all of those thing in order to get a successful sale.　 Selling the house was difficult for us. My parents bought the house the year before I was born, and has been in our family ever since.　 But Bob helped us through it

Prior to working with us on the sale, we worked with Bob to find tenants for us. We needed the rental income to help offset the expenses for our mother's care in an assisted-living facility.

Bob was helpful to us in many ways.　 To recount just a few: 　He found us a landscape contractor at the last minute when we realized that we needed someone to maintain the lawn; he found a cleaning company to spruce up the house before our tenants moved in; he recommended a real estate attorney for us and after checking him out, we used him for the closing.　

So I just wanted to write a note telling you how much we appreciated Bob's assistance -- both with the rental of the property and the eventual sale.

I wanted to send you a quick email regarding my recent experience with Mr. Falzarano and the purchase of our first home. 

As first time home buyers, my husband and I did not know what to expect. We were referred to Bob Falzarano by a close friend who spoke very highly of him, and we quickly found out why. Mr. Falzarano was incredibly helpful from our first conversation right up until our closing date. He answered all of my many questions and he was very flexible with our work schedules, helping us to see every house we were interested in until we found our dream home. Even more importantly, we never felt rushed or pressured to make a move until it was the right house. As soon as we found our home, Bob was there every step of the way, guiding us through the rest of the process and making us feel comfortable at each step. Bob Falzarano and Terry Dearness have been representing Melanie and me on the sale of our townhouse and purchase of a new home. 

Here is some feedback on our experience working with "the team."

We met Bob and Terry at an open house last Fall after months of researching towns and homes all over Bergen, Morris, Somerset, Essex... counties. We pretty much knew right away that we wanted them to represent us on both ends of our transactions.  Bob showed us around the house on Mill/Burnham, asked the right questions, seemed very knowledgeable and professional. Equally as important and impressive was the fact that he listened.  He heard us say we were still in the exploring stages of our search and were not ready to commit to anything or anyone.  He remained as helpful as he could (arms length) and when Melanie and I were ready to move forward with the relationship, Bob and Terry were too.

Fast forward to February, when we were ready to put our townhouse on the market, Bob and Terry executed a strategy that was realistic and fair.  They came by to see our place for the first time prepared with comps and (after a walk-through) suggested a price which was spot on with our thinking (fair, not wishful or greedy).  Who would have thought just as we decided to list our home--and be the only player on the market--that several (eventually 6) other homes would list for sale in our community? Bob/Terry's strategy resulted in the quick sale of our home while most of the others remain on the market today.  

Bob will say that our home was beautifully updated (I'm biased so I won't argue with that), but we were surprised how much nicer and less cluttered we were able to present it after Bob and Terry walked through with their suggestions prior to listing.  We thought we lived pretty clutter-free until we met Terry's critical eye.  And her narrative skills really painted a charming picture on the listing sheet.  The decision to hold or not hold an Open House was also very strategic.  With an offer on the table from a potential buyer with unrealistic expectations, Bob made the call to hold the Open House on a weekend we were originally going to pass--sending a pretty clear message that we were not planning to wait for anyone.  Thinking back, that weekend might have been the weekend Terry was ill and Bob handled the Open House solo!

Our relationship with Bob and Terry began with a search to purchase a home in or around Morristown and that search continues today as we rent temporarily.  Like clockwork we continue to receive weekly emails from Bob and Terry with "hot sheet" listings and Open Houses. We especially like and appreciate Terry's perspective viewing homes.  She opens our eyes to various aspects and features we would never have thought to consider.  The inventory levels have been disappointing and never hit the "hot" Spring everyone boasts about.  But we feel we are in a much better position now (and will be in an even stronger position when we close on Melanie's NY Co-op in September) to find a home we love, without the pressure of deadlines or contingencies.  

Speaking of pressure, it might be helpful for you to hear what we were feeling at one point in the process.  Trying to sell the two homes we own while searching for a home to buy (in a market with very limited inventory) was a stressful process.  Layer on the frequent reminders we received that homes in our price range were selling quickly, we needed to move fast and close dates could be synchronized left us feeling uncomfortable with the process and at one point feeling pressure to possibly compromise our goals by settling on a home that we did not love.  We were very close to pulling our place off the market and postponing our search.

So we are not sure what you take away from this in terms of learning.  Not sure it's even a critique.  Perhaps it's just the nature of the process.  When we listed our home with a contingency to find one, we thought we would have more control of the process, but learned that the contingency really amounted to nothing in the state of NJ.  The turning point came when we received a very attractive offer and we resolved to rent (something we originally did not want to do).

While we are providing feedback, special attention, please, to Tom Jagger in Weichert Financial Services.  His generosity of time regardless of hour or day (including one early Sunday morning call) is above and beyond the service we'd expect.  And in the process he always makes us feel like he is looking out for our own best interests.  We hope when the time comes to shop around for mortgages, Tom will land us the one we go with.

We look forward to "the team" finding us a home as well as helping several of our friends and acquaintances we have referred their way.Thank you for taking the time to read this.  You live this every day... for us it's a big deal--a once (or twice) in a lifetime experience.

My name is Todd Holland and I am writing you in response to Bob Falzarano's request for feedback on my experience.    I first want to be clear that I've removed Terry from this response since I don't feel we spent enough time with her to truly provide feedback.  I will however mention that she was available in Bobs absence and was a very good resource that helped provide support in a tough process. We primarily worked with Bob.  

As it goes for Bob, I cannot speak enough about his approach to the situation.  It must be due to his years of experience, but I haven't worked with another realtor at his level regarding a calm, gracious, unobtrusive but yet professional approach.  He never pushed but had a good way to let us know things were critical to get responses quickly.  He had a good system to help us (a young couple) figure out what is important to us in a home without asking us to list it off like a tv show.  He used the real life tours to learn about us and I think it helped my wife and I find the right house.   I feel his personal involvement and letter to the seller aided us in winning a competitive bid, as he hit on the often forgotten personal side of real estate.  

I have already and will continue to recommend Bob to my friends and family, and strangers for that matter, for help in a process I had no idea would be so challenging.  He has a good system and it works.

I recently bought a home using Bob Falzarano as my realtor. He gave me your contact info to provide client feedback.

Overall, I would say that my experience was very positive. Bob's strengths are his experience, responsiveness and communication. I was very impressed with his ability to rapidly answer any question, day or night. That was very nice and helped minimize my stress. His recommendations for services were very positive, and I was happy with the pacing through the whole process.

My one area for constructive criticism is in dealing with the home finding process. I feel that encouraging clients to use the online tools available, like zillow, would help clients gain confidence early on. I understand the caveat that the information is not always correct or accurate, but use of those tools allows clients to more quickly view possible items as they hit the market. Double checking desirable homes for accuracy is likely an extra strain on Bob, but in my experience it was helpful to allow quick tailoring of the home search process.

I would like to stress that I very much appreciate the service Bob provided, and will be recommending him to any of my friends who may be home searching. I offer this criticism largely because I find glowing recommendations without any actionable criticism to be difficult to use to grow in your profession.

Dear Mr. Wrobel, 

My wife, Lisa, and I just closed on a property last Friday with the help of your agent, Bob Falzarano.  I am writing to tell you about our experience with Bob, and let you know that he did an excellent job in all aspects. 

We began working with Bob in the fall of 2015.  We discussed the parameters of our search, including location, price range, house type, features, and neighborhood type, and I think Bob really had a handle on what we were looking for.  He regularly sent us email correspondence, which included updated listings, along with his own observations and insights.  Bob was also very helpful when it came time to evaluate potential properties in person.  He facilitated fruitful discussion and evaluation of the properties we visited and helped us avoid some big pitfalls.  I enjoyed a technique that Bob employed, asking Lisa and I each independently to rate a property on a scale of 1 to 10 (10 being great).  It was a worthwhile exercise that helped us identify and discuss not only the good parts of a potential property, but maybe more importantly, the pain points. 

When we did find a property that suited us, Bob helped us on a successful bid.  He contacted the listing agent prior to bid submission and gained a foothold for us as serious potential buyers; (a move that I think went a long way).  The listing agent then kept Bob informed as the listing developed over a couple weeks.  Bob then helped us strategize on a bid price that we were comfortable with, and identify our top dollar for this particular property.  We met Bob at his office and submitted the written offer and we are very happy with our final negotiated price. 

Once under contract, Bob remained as helpful as ever, if not more so.  He prepared a contract timeline for us that scheduled all the necessary actions and deliverables and really helped us stay organized.  And he was always available for anything we needed.  We never had to reschedule a thing due to Bob's availability, which really helped things move along efficiently and painlessly.  Bob was also very proactive when it came to investigating and resolving issues with the property, and ensuring that all resolutions were sufficient to our comfort and expectations.   

In short, Bob was a pleasure to work with.  He was professional, knowledgeable, insightful, always available, and extremely helpful, adding value to the transaction at all times.  We would and will recommend Bob to others.

Bob was a referral to us from one of my closest friends and he did not disappoint. When we first contacted Bob, we were very anxious to start going to open houses and making sure we were on top of the weekly real estate listings. He was incredibly flexible in making sure we saw every house that we wanted and was always very accommodating to our schedules.
